Booking conditions:

• Booking Confirmation: The booking is fully confirmed only upon receipt of the requested non-refundable deposit (or full payment), within the times indicated. For direct bookings, the final balance must be paid no later than 45 days before arrival, under penalty of cancellation of the reservation and retention of the deposit paid. For bookings via OTA (Airbnb, Booking.com, etc.), the payment terms of the respective platform apply.
• Cancellation Policy: For direct bookings, the deposit is non-refundable. If the cancellation occurs less than 45 days before arrival, the full amount of the stay is due. For bookings through external portals, the specific cancellation policies of the platform used will strictly apply.
• Damages: Guests are fully responsible for the property and its contents. Any damage, breakage, or missing items caused during the stay will be charged to the guest.
• Guest Registration: As strictly required by Italian law (Art. 109 TULPS), the registration of all staying guests, including minors, is mandatory. Guests must provide a valid ID/Passport prior to or upon arrival. Access will be denied without proper documentation.
• Occupancy: The maximum capacity of the property is 6 people. Unregistered or additional guests are strictly prohibited without prior written authorization from the host.
• House Rules: Failure to comply with the house rules, noise regulations, or occupancy limits may result in the immediate termination of the rental agreement and eviction from the property without any right to a refund.
